Type in your leases, the rent you receive and the bills you pay. It works out who owes rent, what counts for your taxes, and what each property really made.

What it does for you

  • Knows who is late. Rent owed comes from each lease: the due day, the grace days, and payments that cover the oldest month first. A partial payment shows what is still owed, and each tenant's ledger shows the day every month was paid in full.
  • Keeps security deposits out of your income. A deposit is money you owe back, so it stays on Leases until you keep some of it.
  • Splits the mortgage. Type the whole payment. The interest counts for taxes and the principal shows as loan paid down, worked out from the loan terms you type once. Extra principal you pay lowers the interest from then on.
  • Counts escrow once. Type the property taxes and insurance your lender pays from escrow as paid From escrow: they count for taxes, not twice as cash.
  • Adds up Schedule E for each property: every expense on its line, the building depreciated over 27.5 years, and improvements written off by their kind (27.5, 15 or 5 years, from the IRS tables).
  • Warns you before a lease or renters insurance ends, and shows repairs that are still open.
  • Compares what you expected a home to make with what it really made.

Good to know

  • Sample data with made-up homes and tenants shows how it works. Type over it, or clear it and start fresh.
  • The formulas are locked so they cannot break. The yellow cells are the ones you type in.
  • Google Sheets does not lock the formulas, so in Sheets type only in the yellow cells.
  • This sheet does the arithmetic. It is not tax or legal advice: check with your accountant.
  • For your own rentals. Please do not resell or share the files.
